Terms and Conditions​

1. Security Deposit

Due upon booking and refundable within 10 business days after checkout, minus any damages or balances. A walkthrough inspection at check-in notes any pre-existing damage.

Rental Amount

Due at booking, covering utilities and furnishings up to a set cap. Excessive usage or additional guests incur extra charges. 

Cleaning Fee

Cleaning fee is $75. Due at booking. Additional cleaning fees apply if property requires more than standard cleaning. 

Application Fee

Non-refundable, covering any required background checks. Failed checks lead to forfeiture of rental.

Changes & Updates

We reserve the right to update policies, terms, and services at any time. Continued use constitutes acceptance of these changes.

2. Penalties and Additional Fees

Late Checkout

Check-out is by 12pm. Unauthorized late checkouts will be charged at $100 per hour, up to a maximum of $300.

Key Replacement

Lost or unreturned keys, keycards, fobs, or parking passes incur a $150 replacement fee during working hours. If a locksmith is required after hours, the charge increases to $300.

Right to Remove Guests

Pink Porch Properties reserves the right to remove guests from the property at any time for violations of these terms, local laws, or disruptive behavior. Immediate removal may apply without refund for severe infractions.

3. Penalties and Additional Fees

Noise/Nuisance

Guests must adhere to noise ordinances. Tampering with noise sensors is prohibited and results in fines or eviction.

No Smoking

Smoking is strictly prohibited; tampering with smoke detectors incurs fines and possible eviction. Cleaning fee for smoking is $150. Smoking is prohibited inside the unit.

Parking

Only designated parking areas are allowed. Parking permit must be showing inside of vehicle at all times in garage. Unauthorized vehicles may be towed or booted.

Guest Limits and Gatherings

Guests are limited to occupancy limits per unit type; larger gatherings require written approval.

Unauthorized Activities

Filming, parties, and illegal activities, including drug-related activities, are prohibited.

4. Damage Protection

Guests are responsible for maintaining the property in good condition throughout their stay. Any damage beyond normal wear and tear may result in additional charges. A security deposit may be required, which will be refunded after check-out if no damage is found. Some bookings may include accidental damage protection, but intentional damage or negligence is not covered. The property is inspected before and after each stay, and guests must report any issues upon arrival. Failure to comply with these terms may result in extra charges or cancellation of the reservation.

5. Subletting and Occupancy

Subletting is prohibited without written consent. Over-occupancy results in a charge of $75 per additional guest.

6. Pets

No pets are allowed unless they are certified service animals. Any evidence of pets without prior approval will result in additional charges and potential penalties.

7. Cancellations and Early Termination

Cancellations require 30 days notice, with rental responsibility extending to 30 days from the notice receipt date.

8. Long-Term Stay Terms (30 Days or More)

For stays of 30 days or longer, Pink Porch Properties retains the right to remove guests from the property in cases of non-payment or other severe breaches of terms, without the need for formal eviction proceedings, consistent with hotel and motel operational standards.

9. Liability

Pink Porch Properties is not responsible for guest property or injuries, except those directly due to gross negligence. Guests agree to indemnify Pink Porch Properties against damages from occupancy.

10. Local Compliance

Governing laws are those of the property location. Invalidation of any clause does not void the remainder of this agreement.

11. Check-In/Check-Out

Standard check-in: 3pm-11pm only. Contact immediately if any delays in late check-in. Check-out 12pm. Unauthorized late check-outs incur fees. Holding over without permission will result in additional charges. Guests must provide ID and the credit card used for booking.

12. Property Manager Entry

Property Manager reserves the right to enter with notice for inspections or emergencies.

13. Guest Responsibilities

Guests will be billed for any damages or missing inventory upon checkout. Trash violations incur $100 per incident.

14. Miscellaneous

Any violation of these terms may result in immediate termination of this agreement, and guests are subject to fines, charges, and potential eviction without refund.
